    Review signed purchase contract Review title insurance commitment from Settlement Agent.
    Review and draft necessary amendments or addendum.
    Get required HOA/condo estoppels and lender payoff statements.
    Prepare transfer and closing documents..
    Help sign and deliver closing documents.
    Review settlement statement from buyer’s agent.
    Work with buyer’s attorney to ensure on-time closing.

  • Buyer Representation

    Review executed purchase and sale contract.
    Verify title status with title insurance commitment; raise objections to protect your rights.
    Review property survey against title commitment; raise survey objections if needed.
    Examine HOA/condo estoppels and lender payoffs as applicable.
    Review deed and closing/conveyance documents for title insurance.
    Review settlement statement from closing agent.
    Coordinate with closing agent to ensure timely closing.

  • Contract Drafting and Review

    Preparation, thorough review, and/or detailed negotiation of a proposed Contract for the sale or purchase of real estate property.

  • Deed Preparation

    Preparation of Deed conveying real estate property.
    Coordination of the execution of the Deed.
    Recording the original Deed in the Official Records of the applicable county where the Property is located.

  • Land Trust Preparation

    Preparation and drafting of the formation documents for a Florida Land Trust.

  • Note and Mortgage

    Preparation and drafting of a note and mortgage encumbering real estate property.
